What's new
This page lists the changes to the service. The latest update is at the top.
Update
New
- Guide pages for the calculators. The cash flow, house flipping and capital gains tax calculators now each have their own guide page in Finnish, Swedish and English. The page explains what the calculator works out, what you enter and whether it is free, and it includes an example computed with the service's own calculation. The pages are linked at the bottom of the home page and on the Investment calculators page.
- Example reports before you buy. On the Packages page you can see before buying what the paid reports look like: the cash flow, house flipping and capital gains reports for a fictitious example apartment, as an image and as a PDF in Finnish, Swedish and English. The reports are produced with the service's own calculation.
- PRO+ team management. The team page shows how many user seats are in use and how many have been purchased. Members can leave the team themselves, and the member list shows the date each member joined. The portfolio shows who added a property and who last edited it. Team administrators can also see former members.
Improved
- Clearer price list and wording. The Packages page now starts with the monthly subscriptions, followed by the credit packages, also on a phone. An internal term has been replaced with document readings. The same word is used in the price list, on the home page, in the quota bar, on receipts and in email notifications.
- Saving a property is quicker. Saving is right below the analysis result, with one email field instead of two. When you return through the sign-in link, the property is saved automatically, so there is no need to look for the save button again. When you are signed in, the summary is sent straight to your own address.
- My properties on a phone. On a narrow screen each property is shown as a card where the grade, cash flow, debt-free price and Open link fit on the screen without sideways scrolling.
- Sign-in email in your language. The sign-in link email is sent in the language you use in the service (Finnish, Swedish or English).
- Default repair cost based on the size of the building. If the construction year is missing and you enter a year on a long-term maintenance plan (PTS) row without your own cost, the default cost is now based on the building's floor area and the regional price level. It is an indicative estimate based on public renovation price lists (pipe renovation: the Finnish Real Estate Federation's renovation barometer 2025); replace it with your own figure from the property manager's certificate or the maintenance plan. Previously a fixed example amount was used that did not depend on the size of the building. If the floor area is missing, no amount is guessed; the service asks for the floor area instead. The calculation version is now 2026-10-13b. We checked every property saved in the service, and none of their figures changed. The change only affects new entries, and your own cost always takes precedence over the default.
- Clearer printouts. The condition survey is included in the printout by default only if you have filled it in, and your own choice always takes precedence. The print menu on the free tier shows which sections are printed. The abbreviation "krt" is now written out.
- Buttons are easier to tap on a phone. The language selector buttons, the fields' i help buttons and the insurance company links have a touch area of at least 40 × 40 pixels on a phone, and none of them extends over a neighbouring field.
- Acknowledgement of withdrawal. The Swedish and English acknowledgements now state when the notice of withdrawal was received.
- Unsubscribing from marketing emails in Swedish and English. The unsubscribe link page is now also available in Swedish and English.
- Privacy policy clarified. The policy now separates service messages (such as receipts and subscription notices) from marketing. It also explains that visit statistics are stored only as daily counts without cookies, that the technical identifier changes every day and that search engine bots are excluded from the figures. It also states what remains in a PRO+ team's records about a former member (email address and when the membership ended), why and for how long.
Fixed
- Amounts with a thousands separator in every calculator. "149.000", "149,000" and "149 000" are now read as €149,000 in every calculator. On the Analyse a property page this was fixed earlier. An empty field stays empty and does not turn into zero.
- No grade with an implausible debt-free price elsewhere either. If the debt-free price is below €5,000, the grade and score are no longer shown without a warning in shared links, in the team portfolio and property card, in the financing summary for the bank, in the backup comparison or in the search alert's team message. The portfolio average and distribution leave such a property out. In the printout and summary email from the Analyse a property page, the cash flow and DSCR are shown with a warning. Saved data stays unchanged.
- The deep analysis warns about an implausible debt-free price. If the debt-free price is below €5,000, the Cash flow deep analysis shows a warning before the first figure, and figures calculated from the price, such as equity, returns and the cash flow forecast, are shown as dashes. Previously, with a price of €149 for example, the page showed a return of thousands of percent without a warning. In the deep analysis printout the warning is above the figures. In the printout from the Analyse a property page, the financing section shows a dash instead of the score and a warning above the section. Saved data and the calculation stay unchanged.
- Missing information is not shown as zero. A purchase offer cannot be printed without a debt-free price, and the reason is shown; previously the paper gave a purchase price of €0. When the housing company's loan figure is missing, the debt per square metre and the hidden debt are shown as "not entered" rather than zero. The underfunding warning asks you to check the repair fund instead of claiming it is €0. The team's property card shows upcoming repairs with the same amount as your own property card.
- Printouts with the intended layout. The cash flow report was printed with the phone layout: the margin was narrow, the columns were stacked and the Swedish report ran to two pages. The report now prints with the intended layout on one page in every language, with the same figures. The purchase offer fits on two pages instead of three, and the signature fields are side by side.
- Form fields on the same row. The Plot and Property type selections on the Analyse a property page and in the property card sit at the same height as the neighbouring fields, also when a field label wraps onto two lines. On a phone, the Debt-free price field in the basic details became very narrow with one of the plot options; it is now full width.
- Summary email without a misleading grade. If the debt-free price looks implausibly low, the summary shows no grade.
- The paid cash flow report is not calculated from impossible values. If a value is missing or outside the allowed range (for example a loan share of 120%), the report is not calculated and it names the field to correct. Previously the value was silently capped to the allowed range.
- Sale price in the capital gains calculator. For a new property the sale price is empty, not "0".
- Maintenance plan help text. The text now correctly states when the housing company's floor area is needed.
- Regional coefficient in the PTS calculator. When rows are filled in from the property manager's repair history, they use the same regional coefficient as the attached sales listing, and the coefficient used is shown on screen.
- Sign-in error messages. An old error message disappears when you try again. An empty or invalid email address is clearly flagged before anything is sent.
- My properties: marketing consent. The page no longer claims, while loading, that the marketing opt-out status could not be retrieved.
- The language selector no longer covers text. The selector scrolls with the page and no longer stays on top of the text.
- The Feedback button no longer covers content. The button is now at the end of the page and no longer floats over text, fields and buttons as you scroll.
- Swedish heading on a phone. The Swedish heading on the Investment calculators page fits on the screen.
- Using the app offline. When you open the app without a network connection, you get the app and not the information page you last opened (such as Method or Terms of use). The information pages keep their own copies.
Update
Fixed
- Rent invoice total. "1.250" is read as €1,250, not €1.25. No invoice is created from an ambiguous amount.
- PRO+ user seats. A team can only invite as many users as it has purchased seats (up to 5). When the team is full, the view says so.
- Grade with an implausible debt-free price. If the debt-free price is below €5,000, no grade is shown. Instead there is a dash and the prompt "Check the debt-free price". This applies to the My properties list, the cash flow calculator (including the printout, email and paid report) and Property comparison (including the best property highlight and the ordering).
