Capital gains tax calculator
The capital gains calculator is for sellers of a flat or property whose sale is not tax-exempt. It works out the taxable capital gain, the tax and how much of the sale price you keep.
You enter the sale price, purchase price, holding period, capital improvements, purchase and selling costs and any other capital income in the same year. The calculator compares actual costs with the presumed acquisition cost – 20 % of the sale price for a holding period under 10 years and 40 % for at least 10 years – and uses whichever is more favourable for tax.
Selling your own home is tax-exempt when you have owned it and lived in it as your permanent home without interruption for at least two years (Income Tax Act, section 48). The calculator takes this into account when you select it.
The calculator is included in the Premium subscription. A property's cash flow and A–E grade are free without signing in.
