House flipping calculator
The flipping calculator is for buyers who plan to renovate a flat and sell it after a short holding period. It works out what is left once the purchase price, transfer tax, renovation, financing costs, maintenance charges during the holding period, agent's commission and capital gains tax have been deducted from the sale price.
You enter the purchase price, expected sale price, renovation costs, holding period in months, agent's commission, loan share, interest rate and monthly costs. The result shows the net profit, return on invested capital (ROI), the return converted to an annual rate and the break-even price.
Tax is calculated as a private individual's capital gain: the calculator compares actual costs with the presumed acquisition cost and uses the lower taxable gain. Flipping taxed as a business activity is not modelled.
The calculator is included in the Premium subscription. A property's cash flow and A–E grade are free without signing in.
